Swift Storage Plainland
Commissioned by the same client as the Swift Storage Torrington development in 2025, this project followed a similar footprint – delivering a single-storey, 3,300m² self storage facility.
The facility comprised three adjoining lightweight buildings, constructed with a concrete slab on screw piers, light steel framing and perimeter tilt-up panels. The front façade was finished in Colorbond, offering a clean, durable finish to the facility.
The final facility accommodates 125 storage units of varying sizes, along with car parking, signage and landscaping, all aligned with Swift Storage’s operational requirements.
The team successfully delivered the project on time and to budget, despite a few challenges including structural changes and wet weather.
With no geotechnical report available at tender stage, ground conditions were an early unknown. The team realised early on the soil classification was incorrect, which impacted the structure. The team worked closely with engineers and subcontractors to refine the approach, managing risk without driving up additional costs.
A practical shift to screw piers in place of bored piers helped streamline installation, reduce coordination and remove spoil challenges. Further efficiencies were gained by reusing cut material from stormwater and earthworks, keeping imported fill to a minimum and the job moving smoothly.
