Project Description
Following the successful completion of Stage 1 in June 2022, Total Construction has completed Stage 2 of the StoreLocal Pacific Pines development.
Stage 1 involved the design and construction of a 3-storey facility, housing 497 storage units. The construction comprised a ground floor suspended slab with fire rated concrete columns and steel, as well as reinforced concrete columns to level 2.
Stage 2 involved the construction of an additional multi-level storage facility within the operational space of an existing business. The multi-level storage facility has been constructed using a traditional method, incorporating bored piers and Slab on Ground. Levels 1 and 2 have been designed as post tensioned, with the roof structure comprising structural steel and Colorbond roof sheeting.
Overcoming Challenges
Stage 1:
Due to unfavourable site conditions and restraints with rock below ground, Total Construction incorporated changes to the ground level design. which required approval from Queensland Fire and Emergency Services (QFES).
As the Eastern side of the building is adjacent to the Pacific Motorway, aspects of the build had to be carefully coordinated and monitored.
Stage 2:
The construction was within an existing facility, which resulted in limited space and tight access. A detailed methodology was developed in collaboration with the client to ensure minimal impact on their ongoing operations. The client specified preferred contractors with Total Construction, coordinating and engaging with them throughout the design phase. This collaboration continued during the construction phase to ensure continuous alignment with the client’s preferences.
Innovations
Stage 1:
Due to the elevations of the site, the team developed a siphonic drainage design and ensured roof water ran into a detention tank to slow drainage.
Stage 2:
The design of the building includes an internal drive-thru with a floor-to-ceiling height of 5.5m. This enables semi-trucks to be driven through the centre of the facility.
