Project Description
This Self Storage project is the second instalment Total Construction has been commissioned to build on this site. The original Self Storage facility was built in 1987 for Neville Kennard as one of the first Easi-Stor centres, now known as Kennards Self Storage.
The project involved the demolition of two existing single-storey buildings and the design and construct of a bold new showpiece. Total Construction has revitalised this site with a new four-storey structure with a 1,600 sqm build footprint, housing 648 storage units across all levels along with amenities, a loading dock, an office and a showroom on the ground floor.
Overcoming Challenges
Total Construction collaborated closely with the client’s management team to implement the ‘Kennards’ Technical Specifications’ during the design process. The project team at Total Construction managed design and construction under tight delivery schedules, successfully strategising the progressive authorisation approvals at key milestones.
To maximise functionality, Total Construction employed meticulous coordination in the design process to ensure the column layouts were effectively integrated with the storage spaces.
Safety presented an issue with customers in close proximity to the site, therefore extreme caution in manoeuvring and strong communication with the KSS facility manager was essential.
Total Construction’s proactiveness and innovations on this project was successful in enhancing the quality of the final product. By proactively implementing a pre-epoxy grinding process for each concrete slab, they successfully removed any marks or stains for a superior quality finish.
