Project Description
Total Construction were contracted to Design & Construction a purpose-built, multi-storey self-storage facility, featuring over 6,000 m² of secure storage units across four levels. The development also included a ground-floor customer showroom and staff amenities. Given the site’s prior development history, early coordination with local authorities and careful management of existing live services were critical to the project’s success.

Overcoming Challenges
During initial excavation works, two decommissioned underground fuel storage tanks (USTs) were uncovered:
- The Department of Environment was notified, and the tanks were removed in accordance with regulatory requirements.
- Sand used in the original UST decommissioning was extracted via vacuum truck and temporarily stored in a plastic-lined, bunded area on site.
- Soil sampling confirmed no residual contamination remained following removal.
Innovation
Although located in Wind Region B, the client was keen to future-proof the building by catering for Wind Region C, requiring a 20% increase in structural integrity.
