Kennards Self Storage Baringa
Stage 1
Total Construction’s scope of works included the design and construction of two buildings constructed of concrete slabs on ground, tilt panel walls, suspended particle board mezzanines and structural steelwork including roof framing. Two new free-standing steel framed canopies were constructed between each building as well as car parks and driveways, three bio-retention basins, compacted gravel hardstand in the area of future buildings three and four, as well as perimeter fencing to the entire site.
The project included the fitout of a meeting room, office, staff amenities and a customer showroom on the ground floor of the first building. The external façade incorporates different types of metal cladding, tilt up concrete panels, louvres and feature CFC cladding to provide an aesthetic appeal which complements the building’s structure and aligns with the client’s corporate branding.
Access and control to multi-storey construction can be challenging. The team overcame this through high levels of safety control and a detailed planning and programming process. Working within the confines of an operating Business Park required careful consideration of neighbouring tenancies. Total Construction established strong communication with key stakeholders to ensure disruption to neighbouring tenants was minimised and safety was not compromised.
Stage 2
Following the successful completion of Stage 1 in 2020, Total Construction secured the contract for Stage 2, encompassing the design and construct of a multi-level
Self Storage facility. This stage includes the construction of two separate buildings spanning two levels each, along with the development of external driveways.
- Design & Construction of two separate buildings over two levels
- Precast concrete panel construction
- Concrete slab on ground
- Lightweight structural steel internal framing
- External driveways for accessibility
Overcoming Challenges
The construction industry has been grappling with labour shortages and ongoing material cost increases. Total Construction’s continual project planning addressed these challenges, ensuring adaptive strategies to navigate potential delays.
Innovations
We utilised the same delivery team across both stages, instilling confidence in the client regarding project continuity and consistent quality.
