Project Overview

This development involved the expansion and conversion of an existing warehouse into a two-level storage facility housing 768 self storage units, an office and retail space on the ground floor, and general car parking. Unit sizes range from 1.5m x 1.5m to 6m x 6m, across an overall site area of 7,068m².

Overcoming Challenges

To assist Abacus in meeting budget requirements, the project was workshopped extensively over an eight-month period. This process included refinements to the scope and deliverables, ensuring the development could be delivered both cost-effectively and to a high standard.

Innovations

During the tender phase and subsequent design workshops, several value management initiatives were introduced, including:

  • Utilising Non-Destructive Digging (NDD) to protect tree roots within the tree protection zone.
  • Collaborating with civil consultants to redesign the stormwater detention system, and the roof drainage system from conventional to siphonic.
  • Reconfiguring the fire pump room and storage tank room to optimise space efficiency.
  • Replacing the North West brickwork parapet with a lighter, more cost-effective solution.
