Project Overview
The Total Construction team in Victoria delivered a new 3-level self storage development spanning 8,867m2 for StoreLocal. The new facility provides 548 storage units and uses over 200 tonnes of structural steel.
Overcoming Challenges
Construction was impacted by ongoing authority delays, including a power delay of approximately six months, which placed considerable pressure on the program and sequencing. However, these delays were proactively managed with strong communication and collaboration from the team – particularly in managing EOTs and variations, where attention to detail was critical to protecting program and cost positions.
Furthermore, Symal was undertaking road works at the front of the site, causing the team to diligently come up with workarounds to coordinate deliveries within the limited access site, minimising delays and maintaining the program.
Innovations
The project evolved significantly through its life cycle, requiring close collaboration with the client to value manage and refine the design. Continuous value management played a pivotal role throughout the project to ensure budgets were adhered to – such as the development of a hybrid concrete and structural steel solution to achieve cost and time savings.
The team devised several value additions to further enhance the quality of the final product, including integrating an Alucobond finish to the front façade and front entry ceiling.
