Project Description
The Vault exemplifies a forward-thinking approach to storage facilities, providing a blend of mixed-use self storage and strata storage lots. Presenting a diverse range of unit sizes, the site includes showrooms, ground-floor warehouses, upscale conference facilities, and larger units with mezzanine office spaces and outdoor terraces, it caters to a broad spectrum of consumers and needs.
Total Construction delivered the Design and Construction of a 4 storey, 18,650m² warehouse development with mezzanine office spaces and a Self Storage facility in the ever growing industrial district of Rouse Hill, NSW. The facility is fitted out with 27 warehouses with mezzanine offices, one of which was intentionally designed to become a café for the development. 30 larger self-storage units have been fitted with Insulated Sandwich Panel walls to ensure effective acoustic insulation between units.
Overcoming Challenges
This build was faced with many challenges; weather being a main factor in time delays, especially when the build was coming out of the ground.
Across the excavation and slab-on-ground pours, rain caused delays to multiple pours due to the ground and overall working conditions.
Innovations
The decision to replace in-situ concrete pours with precast panels for the lids to Stair 01, 02 and the lift shaft, along with the blast wall was made to ensure quality and mitigate risks that were identified by using our formwork contractor to complete these items. The risk mitigation alongside the positive cost implications resulted in an easy decision to replace traditional in-situ concrete with precast panels.
Overall, this decision was made with the belief that it would generate cost savings for the project. This also resulted in an accelerated construction program.
