Project Description

Gateway to Thornleigh is a large 29,822m2 estate situated within the Thornleigh industrial precinct, in Sydney’s north in close proximity to the major ring road network via the M2, M1 and North Connex.

The development comprised two new buildings, including on-grade parking for 177 vehicles and one with undercroft parking. The scope also included a 330,000-litre sprinkler tank, a pump room, two OSD tanks, and extensive service infrastructure across both existing and new buildings.

Overcoming Challenges

Over 20,000m³ of cut and fill was required, with fill areas up to 6m high. Remediation involved both off-site removal and on-site containment. Service upgrades included two substations, stormwater and sewer connections, and new links for gas, NBN and Telstra infrastructure.

Innovations

The structural steel was designed in Australia and detailed in China. Lift shafts and retaining walls were redesigned in precast concrete, with shafts spanning two and three storeys. Site levels were strategically raised – within Statutory Approval limits – to contain non-compactable fill beneath suspended structures with loadings from 20kPa to 35kPa.
