Project Description
Design + Construction of an industrial development.
TOTAL will be delivering 10,678m² GFA comprising 2 warehouses across two levels and a two-storey office building within a 28,500m² overall site boundary. Along with this will be two separate car parks consisting of a combined 63 spaces and approximately 9,600m² of landscaping.
Multiple design changes and post tender clarifications resulted in the construction methodology changing from Precast Panels to a Tilt-Up system. This combined with an intricate suspended slab system makes this project a unique approach to structure.
Overcoming Challenges
In-ground rock poses a challenge to the project, with the team coordinating with Subcontractors and the design team to mitigate this risk.
Site Access is another challenge as our original access plan was impacted by a High-Pressure Gas Main. Due to the height of the gas line, our temporary driveway solution to the lower pad became non-compliant. To mitigate this, we are proposing to pour a temporary access ramp down one side to ensure access for deliveries and plant.
Innovations
The delivery team worked intently to develop a methodology to combine the use of Tilt-Up panels and beams with precast columns and a Bondek system to create the building’s suspended slab. In doing so, this added value back into the project and accelerated the program.
