Project Description

Total Construction has delivered another incredible industrial facility for Greystar in Zillmere, QLD.

Total Construction was engaged to design and construct a large-scale industrial development including two warehouses with areas of 17,550m² and 3,605m². Warehouse A spans across 5 tenancies with adjoining double-storey offices, and Warehouse B comprises a single-unit facility with its own office.

The site includes retaining walls, concrete hardstand, car parking, landscaping and a fire-service water tank.

The project utilises slab-on-ground, steel framing, concrete panel and metal cladding, achieving a 5-star Green Star rating.

The team diligently handled the installation of 6,000m² and 2,000m² rock blankets, each with a thickness of 500mm.

Overcoming Challenges

Continuous poor weather affected the project, resulting in 72 days of delays due to the rain. Multiple and concurrent latent ground conditions exacerbated by the unfavourable weather conditions made the site un-trafficable and delayed works.

Despite unfavourable weather conditions and ground challenges, the team showed exemplary resilience and collaboration to get this project over the finish line.

Innovations

Early value engineering ensured the design aligned with Greystar’s budget and operational needs. By replacing the keystone wall with a post-and-sleeper system, the team streamlined the program and reduced impacts along the Queensland Rail interface.
