Total Construction has won a Master Builders Queensland Award!

Total Construction has brought home a Master Builders Queensland Gold Coast Housing and Construction Award for our StoreLocal, Pacific Pines project.

Total Construction delivered an impressive two-stage self storage facility for Self Storage Concepts Pty Ltd and StoreLocal.

Stage 1 involved the design and construct of a three-storey, 497-unit self storage facility. Following the successful completion of Stage 1, Total Construction was contracted to deliver a second multi-level self storage facility within the operational space of the existing facility.

The construction of Stage 1 comprised a ground floor suspended slab with fire rated concrete columns and steel, as well as reinforced concrete columns to level 2.

In Stage 2 facility was constructed using a traditional method, incorporating bored piers and Slab on Ground. Levels 1 and 2 have been designed as post tensioned, with the roof structure comprising structural steel and Colorbond roof sheeting.

Challenges & Innovations

Our team’s strong expertise and experience in navigating the complex challenges of working in a live operating environment allowed StoreLocal to continue operating safely and efficiently throughout the duration of the build.

Construction within the existing facility resulted in limited space and tight access. The team developed a detailed methodology in collaboration with the client to ensure minimal impact on their business operations.

During Stage 1, there were unfavourable site conditions and restraints with rock below ground, requiring Total Construction to incorporate changes to the ground level design and obtaining approval from the Queensland Fire and Emergency Services (QFES).

As the Eastern side of the building is adjacent to the Pacific Motorway, aspects of the build had to be carefully coordinated and monitored.

Additionally, due to the elevations of the site, the team innovatively developed a siphonic drainage design to allow roof water to run into a detention tank, ensuring slow drainage.

In Stage 2, the client communicated their preferred contractors with the team, which Total Construction readily engaged and collaborated with throughout the design phase. This collaboration continued into the construction phase, resulting in a final project that is aligned with the client’s preferences and meets their standards.

The Stage 2 design of the building includes an internal drive-thru with a floor-to-ceiling height of 5.5m, enabling semi-trucks to be driven through the centre of the facility.

This is the third project Total Construction has delivered for StoreLocal in Queensland, and the third award-winning result!

This award reflects the incredible collaboration between the Total Construction team, the client, and our partners and subcontractors.
