Design & Construction of 3x two storey buildings

PROJECT DESCRIPTION

Total Construction successfully completed the design and construction of a new self storage facility comprising of three, two storey buildings located on a site directly beside the Bruce Highway at Northlakes. The developers of this site are a repeat client and we are proud to have delivered another high spec facility to their portfolio.

The 6,000m2 total floor area was made up of 127 units over 2,000m2 in Building A and 264 units over 4,000m2 in Building B. This delivered 391 individual storage units to the Storage King operated facility.

Both buildings have suspended Bondek slabs supported on a steel structure. During construction, the suspended slabs were poured before the upper floor steel structure was erected. This enabled bracing to the structural steel. Building B did not require a lift as it has ramp access to level 1 which provides easy access for customers to drop off their storage goods. Vertical access to level 1 in Building A is via a people and goods lift and internal stairs. Building A provides office and amenities spaces with feature exposed services for an industrial look.

The external finish to the building is based on a variety of metal cladding and features an angled roof front facade. The site is security fenced with perimeter and feature landscaping surrounding the 2,500m2 hardstand and 12 car park spaces.

OVERCOMING CHALLENGES

The location of the project on a Koala habits area, the DA conditions required a Fauna Management Plan to be introduced into the management of the works to ensure that any existing habitats were carefully assessed and managed if required.

The delivery of the 2 stage handover was impacted by the unusually heavy rainfall (790mm over 2 months, December 2019 and January 2020). The team worked closely with the client and the operator to deliver the staged handover within the allowed contract time.
