Sydney Build Expo
Lending his 30+ years experience and expertise, TOTAL’s very own Senior Project Manager David Alessi hosted two panel discussions on the main stage at 2024 Sydney Build Expo on Wednesday.
Firstly delving into the future of Sydney’s CBD, the second session was a comprehensive update on the latest construction activity across NSW. The discussions were enriched by panelists from diverse construction disciplines who shared their unique insights.
NSW building industry highlights:
A $44 billion per year industry with $19-20 billion comprising of non-residential projects.
Leading sectors include:
1. Offices: 25% increase in construction in 12 months, reflecting a demand for new office buildings.
2. Health, Transport and Industrial: Continue to show strong growth, underscoring their critical role in the state’s infrastructure.
Fastest Growing Sector – Industrial:
Experiencing rapid expansion across five distinct segments – many of which TOTAL have several projects in operation:
1. Warehouse and Logistics:
Trend towards multi-storey buildings and premium locations. Properties with the advantage of being situated near major roads, airports and ports attract higher leasing rates as logistics expenses represent 50% compared to occupancy costs which are 10% of overall costs. TOTAL’s Gateway Thornleigh project, is a prime example boasting proximity to essential road infrastructure.
2. Manufacturing:
The Food & Beverage segment is seeing continued construction in select locations ensuring proximity between manufacturing facilities and supermarket logistics. TOTAL recently completed B&J The Kitchen, My Muscle Chef and B&E Foods projects located in Sydney’s west. These facilities are all within close proximity to supermarket giants’ major distribution centres.
3. Self-Storage:
This segment continues to grow with over 400 facilities, projected to increase to 500 within two years. Facilities are expanding vertically, elevating from three to seven levels. TOTAL is continuously delivering self storage projects in multiple locations most notable multilevel projects are Kennards Self Storage Minto across 4 levels and Storage King 5 levels in Wollongong.
4. Agriculture and Aquaculture:
Increased construction in these segments are driven by increasing population and demand for modern facilities.
5. Data Centres:
Australia hosts over 200 data centres, with over 60 in NSW. TOTAL is currently delivering a 33 megawatts data centre. Increased demand is set to increase Data Centre builds in NSW and nationwide.
