Project Completion | Greystar Yeerongpilly
Total Construction has completed the design and construct of a warehouse development for Greystar in Yeerongpilly, QLD.
The project is a fit-for-purpose development with a total 10,125m² of gross lettable area including warehousing, 574m² of office space, ring road heavy duty external pavement, light duty car parking and landscaping.
The project was completed in late May and defect-free. Well done to the Total Construction team on delivering this successful project!
Achieving Green Star Status
As a Green Star certified project, several items were implemented to achieve Green Star points, including upgraded filtration on mechanical filters, low Volatile Organic Compounds (VOC) paint, improved site office conditions and materials selection.
A Green Star is a trusted certification awarded to a project that has achieved a high standard of design, construction or operation. This Green Star certification reflects Total Construction’s commitment to environmental responsibility.
Overcoming Challenges
The team overcame several challenges during the project. A major challenge involved the main sewer line running through the centre of the development, which needed to be realigned for future maintenance access outside the new building footprint. Gaining approval to build over the service caused some setbacks, however the team completed major bulk earthworks and footings on either side of the proposed sewer works to minimise delay.
Furthermore, as the existing site was situated in a flood zone, the development involved large-scale early earthworks and retaining wall package to future-proof the new facility.
