Project Completion | NatGen Self Storage
Overview
Total Construction is pleased to announce the completion of a new four-storey General Self Storage facility for the National & General Group (NatGen). Located in Upper Coomera in Queensland, the facility has an area of 4,000m² and boasts over 880 self-storage units, ground floor offices and ample parking. The structure is built on a robust pile foundation with reinforced concrete beams, featuring suspended concrete floors, concrete columns and a Lyaght KlipLok Colorbond roof. The building’s striking architectural features include the use of feature blockwork, painted blockwork, metal wall cladding, and Natgen’s signature brand signage and landscaping.
Overcoming Challenges
The team utilised a tower crane for vertical movements and truck unloading to manage the tight access of the site.
Adverse weather conditions proved challenging, with over 60 days of wet weather causing several delays in the project program. Additionally, the delayed delivery of the lifts resulted in the program being pushed back. The team working together with subcontractors and the client to minimise delays and catch up on the program.
Innovations
The team integrated the use of blockwork to improve the structural stability of the building. Lightweight cladding was used in place of insulated panels, delivering valuable cost and time savings for the client.
The structure was topped out in record time – just 54 working days.
The team managed 5 huge concrete pours in one month, each over 200m³ in volume. The total concrete volume was 3,859.7m³ across the project:
- Foundations: 455.7m³
- Ground floor slab & columns: 464.3m³
- Level 1 PT slab & columns: 758.6m³
- Level 2 PT slab & columns: 743.4m³
- Level 3 PT slab & columns: 748.4m³
- External pathways & driveways: 490.1m³
- Blockfill: 199.2m³
