Total Construction is proud to announce the successful completion of Kennards Self Storage, Guildford NSW – delivering an additional state-of-the-art, three-storey building to the existing operational facility.
The KSS Guildford project involved the design and construction of a three-storey expansion to an existing self-storage facility, enhancing capacity and functionality while maintaining the client’s high standards for quality and design.
The development required the demolition of existing structures to make way for the modern facility, which includes one passenger lift to improve accessibility and convenience for users. The project showcases Total Construction’s commitment to delivering high-quality commercial construction outcomes within tight urban environments.
The project features:
- 357 storage units across 4,800m², serviced by one passenger lift for enhanced accessibility.
- An AFS wall system was used along the boundary parallel to the neighbouring property to ensure strength, precision and rapid installation.
- The façade features CFC and Custom Orb cladding for a sleek and modern finish.
- Zincalume and corrugated wall partitions provide long-term durability and low maintenance.
During construction, a range of innovative materials and methods were implemented to enhance both performance and appearance. The desired outcome was a durable, visually striking, and efficient self-storage facility that aligns with Kennards’ brand identity and sets a new benchmark for quality and innovation in the self-storage industry.
Overcoming Challenges Onsite
Throughout delivery, the project team successfully navigated several onsite challenges to ensure safe and efficient completion. During early works, contaminated material was identified within the ground, requiring careful management and remediation in accordance with environmental and safety regulations. The team implemented strict control measures and worked closely with consultants and local authorities to ensure the site was properly treated before construction progressed.
In addition, the project was undertaken within a live operating environment, with neighbouring businesses continuing to function adjacent to the construction zone. This required careful coordination, communication, and safety planning to minimise disruption and ensure the safety of all stakeholders. Working in close proximity to neighbouring properties, the team adopted precise construction methods, restricted access zones, and clear scheduling to manage noise, dust and traffic impacts. Despite these challenges, the project was delivered safely, efficiently, and to the high-quality standards expected by Kennards Self Storage.
Innovating Self Storage Construction
The delivery team implemented a range of innovative design and construction solutions to enhance project outcomes and manage onsite challenges effectively. When issues with water egress from the neighbouring property were identified during construction, the team designed and installed a custom spoon drain system to control surface runoff and protect the new facility from potential water ingress. This proactive solution not only resolved the immediate drainage issue but also improved the long-term performance and durability of the structure.
Additionally, upon discovering ground contamination, the team worked collaboratively with engineers and consultants to redesign the structural system, changing from a traditional slab-on-ground design to a suspended slab. This design modification eliminated the need for extensive excavation and contaminated soil removal, providing a cost-effective and time-efficient alternative that maintained structural integrity and safety. These innovative responses demonstrated the team’s commitment to value management, environmental responsibility and effective project delivery.
