Angel Storage, Lidcombe: A Landmark Self Storage Development

Total Construction is proud to announce its latest and most ambitious self-storage project to date – an expansive new facility for Angel Storage in Lidcombe. This marks the second major collaboration between Total Construction and Angel Storage, following the successful completion of their first building in the area four years ago.

With over 30 years of experience in the self-storage sector, Total Construction brings a depth of industry knowledge that continues to deliver exceptional outcomes for our clients. This wealth of experience was instrumental in securing the $27 million project, as our team added significant value to the design, improving operational efficiency and enhancing the overall facility.

Working in close partnership with Angel Storage, Vertex Project Management, and BJB Architects, the team has meticulously refined the design and construction approach through a series of workshops. This collaborative effort ensures that key design elements and product specifications align seamlessly with the project’s objectives. Through a rigorous value engineering process, Total Construction optimises the design for enhanced usability and efficiency while maintaining the highest quality standards. Additionally, this process enables a fast-tracked Section 4.55 approval with Cumberland Council, allowing construction to commence within just five weeks of contract award.

Managing a Complex Urban Build

Constructing a large-scale facility in a bustling urban environment presents unique challenges. Careful planning and strategic workflow management are essential to minimize disruptions to the surrounding community. The project places a strong emphasis on environmental responsibility, incorporating high-quality sediment control measures to reduce dust, contamination, and noise throughout the construction process.

A key priority is maintaining seamless traffic flow for local businesses and residents. Total Construction has implemented a comprehensive Construction Traffic Management Plan, which includes designated delivery routes to efficiently manage increased vehicle movements in the area.

Ensuring Project Efficiency Amid Supply Chain Challenges

Considering current supply chain uncertainties, the project team proactively procures long-lead items to ensure critical materials are available when needed. Essential construction components, including excavation, piling, earthworks, precast concrete panels, and passenger lifts, have been strategically scheduled to keep the project moving forward without delays.

Commitment to Safety and Collaboration

Subcontractors play an integral role in the success of this project. Total Construction’s long-standing relationships with skilled subcontractors, built over 30 years, ensure a strong and collaborative working environment. All subcontractors undergo a rigorous induction process, including verification of their Construction Industry White Cards, licenses, and qualifications before commencing work on-site.

Addressing Flood Risk with Smart Design

One of the project’s key challenges is flood management. Given that the site is subject to a 1% Annual Exceedance Probability (AEP), a robust flood mitigation strategy has been implemented. The design includes dedicated flood storage capacity to manage potential flood events effectively, ensuring long-term resilience.

A Striking Architectural Presence

Situated along Parramatta Road, the new facility will feature a bold exterior design that reflects the Angel Storage brand. Precast concrete panels and powder-coated aluminium elements will enhance its visual appeal, ensuring the building stands out as a modern landmark in Lidcombe.

To complement the structure, Site Design + Studios has developed a landscape plan featuring Australian native flora, including Banksia, Sydney Red Gum, Melaleuca Paperbark, and Native Fuchsia. This thoughtful landscaping approach enhances the site’s environmental sustainability while blending harmoniously with the surrounding area.

Spanning a gross floor area 15,466 square meters across five levels, the facility will also include ground-floor office space, reinforcing Angel Storage’s commitment to providing a premium storage experience.

With construction progressing on schedule, the project is set for completion in September 2026. Total Construction is excited to deliver another industry-leading self-storage facility, setting new benchmarks in quality, efficiency, and environmental responsibility.
