Kennards Self Storage Minto: A Milestone Project
Project Overview
The completion of Kennards Self Storage Minto late last year marked the second instalment Total Construction had been commissioned to build on this site.
Total Construction successfully completed the demolition, design and construction of a new cutting-edge self-storage facility for long-term client Kennards Self Storage.
We have revitalised this site with the design and construct of a 5-storey structure, housing 648 storage units along with amenities, a loading dock, an office and a showroom on the ground floor.
Overcoming Challenges
The project presented unique challenges including the integration of column layouts with the storage spaces, which required meticulous coordination and investigation with services contractors to optimise space and functionality.
Having customers in close proximity to the site presented a safety risk. The team mitigated potential danger by exercising extreme caution while manoeuvring vehicles and maintaining strong communication with the Kennards Self Storage facility manager.
A Milestone Project
The original self-storage facility was built by our Managing Director Steve Taylor in 1987 for Neville Kennard as one of the first Easi-Stor centres (now Kennards Self Storage), marking the beginning of a long and successful partnership.
Nearly 30 years on, we continue to develop and innovate in the self-storage sector, having successfully delivered over 100 Kennards Self Storage facilities and over 200 facilities in total for a range of independent and national clients.
This hero project represents a symbolic milestone for us – it reflects the long-standing relationships we have with our clients, built on mutual trust and shared values.
Total Construction: Pioneers in the Self Storage Sector
As an early pioneer in Self Storage construction, Total Construction was part of the collaboration to help challenge and change the thinking of building codes and council control plans which allowed the designs and feasibilities to be more aligned with self-storage requirements.
These include parking, structural loading, fire services and many other elements that suit the uniqueness of Self Storage builds. These changes, subsequently eased approval processes and propelled the self-storage building industry in Australia.
We continue to sharpen our self-storage intelligence, experience and capability. With or without plans, Total Construction delivers construction feasibility studies and concepts. Our clients value this intelligence to inform investment decisions at the initial planning stage of a project.

It was all celebrations last Friday night, as TOTAL Queensland came away with the prestigious Master Builders Queensland Award in the category of Commercial/Industrial Building ($15-30m Brisbane) for our impressive StoreLocal Berrinba Self Storage project.
This past Sunday, TOTAL team members, along with their family and friends, came together at community locations in Sydney, Melbourne and Brisbane to participate in Australia’s largest tree planting and nature care event: Planet Ark’s National Tree Day.
