Construction of 3 storey self storage facility
PROJECT DESCRIPTION
Total has been awarded the Design & Construct contract for the construction of a 3 storey, 10,444m2 self storage facility to accommodate self-storage units, an office space on the ground floor and associated car parking.
Originally intended as a lightweight structure, post tender clarifications required a full redesign to a complete concrete structure, to better future proof the construction.
The facility will be fitted out with 755 storage units of varying sizes and be finished with Storage King’s corporate signage and landscaping.
OVERCOMING CHALLENGES
Inground rock poses an issue on this project, which we aim to mitigate through collaboration with the design team. A possible solution is lifting the building structure to reduce depth in ground.
The client requested new goods lifts in lieu of a hoist has presented challenges with unit layout and structure with new band beams. Coordination of the location of the lift shaft will need to ensure there isn’t a clash.
INNOVATIONS
All internal building services are to be high level to mitigate the risk of encountering rock.
Total has hosted workshops with consultants to develop efficiencies in the storage floor layout, travel routes and potentially increase lettable areas for the client.
