Design and Construction of a 3 storey self storage facility
PROJECT DESCRIPTION
Total Construction has been awarded the contract to construct a new 3 storey self storage facility for Self Storage Concepts.
Total will design and construct the facility which will incorporate 497 units. The construction comprises a ground floor suspended slab with fire rated concrete columns, and steel and reinforced concrete columns to level 2.
OVERCOMING CHALLENGES
Coordination of the consultant team and client will be required to achieve agree a final and specific design.
We know that there are unfavourable site conditions and restraints with rock below ground, so we have incorporated changes to the ground level design. This entailed approval from Queensland Fire and Emergency Services (QFES) for the design change.
The Eastern side of the build is adjacent to the Pacific Motorway meaning all aspects of the build will need to be carefully planned and monitored.
INNOVATIONS
We’ve included a siphonic drainage design due to the elevations of the site. Roof water will need to run into a detention tank with slow drainage. We also revisited the structural design component to achieve small foundations. Material changes have provided both cost savings and benefits to the client.
