Demolition of an existing 60 bed aged care facility and construction of a new 100 bed facility

PROJECT DESCRIPTION

Total has been awarded contract for redevelopment of mecwacare’s Simon Price Centre.

Originally to be undertaken in two stages, post tender value management options has resulted in a single stage delivery. An early works package has been completed, comprising the partial demolition of the existing facility along with the construction of the Basement and Ground Floor on the original ‘Stage One’ side of the Project. This includes concrete slabs and services including the mains power etc. The new one stage project will begin with the demolition of the existing 60 bed facility.

The balance of the project, being Ground, First, Second and Third Floors will utilise concrete, PT and AFS. The fit out consists of a high standard of finishes. Early in the program we will be delivering a ‘Prototype’ room for the client’s review and sign-off.

OVERCOMING CHALLENGES

We will be incorporating the previously completed early works and will continue to liaise with the early works contractor. We will undertake a detailed set of ‘as built’ surveys along with a detailed work to date inclusion plan on the concrete structure elements. Through the challenge of COVID-19 we are ensuring authorities/ council are well managed to ensure our permits and plans are approved as programmed for a smooth commencement.

INNOVATIONS

During the post tender stage, Total provided several value management options to assist with budgetary requirements. Precast concrete has been replaced with AFS walls and alternative light fittings have been agreed.
