Construction of a Mazda Service Centre and Self Storage Facility

PROJECT DESCRIPTION

This facility will consist of a bottom up approach, meaning slabs will follow sequentially with a roof to be constructed last. Both of the buildings will be constructed days apart with minimal lag between the 2 buildings. Each of the slabs will be split in half due to the construction joints and overall size. We are currently attempting to construct all OSD and services tanks early to avoid completing these lengthy works at a later stage.

OVERCOMING CHALLENGES

Total was provided with a demolished site. However, Geotech reporting advised there was still fragments of bonded asbestos in the ground. This was collected and disposed of and excavation commenced. Upon commencement of earthworks, more asbestos was discovered, which turned into a lengthy and costly remediation process. This matter was successfully challenged by the project team, resulting in a $1 million saving for the client.

Total inherited a concept design with no specifications. This has resulted in a number of scope of gaps which the project team has been able to close up and navigate their way around, but this can be time consuming especially on a fast-paced project.

INNOVATIONS

Time and money will be saved by both parties if utilising certain approaches and processes such as emu pickup and scrape during remediation process, internal bracing in lieu of ground anchors and removal of dincel walls.
