Refurbishment works to existing administration areas, addition of 1 bedroom and creation of new linkway between wings
PROJECT DESCRIPTION
Upgrade and refurbishment works to the existing and fully operational Gill Waminda Aged Care.
The works involve isolation services, demolition of existing internal and external elements of the built fabric, excavation and FRP for new slabs, erection of structural timber walls and roofs, provision of new services.
The final product is for the creation of:
STAGE 1:
New secure link between wings, new resident bedroom, new common sitting areas and new staff station and clean utility within the dementia ward.
STAGE 2:
Refurbishment to the centre reception, refurbishment to the L2 staff station, refurbishment of existing sitting room into a lounge, servery and dining area and minor patching works to store rooms within the central admin wing.
INNOVATIONS
Alternate solution – paths of travel: With works being staged, we had to erect internal hoardings to block off resident access to our construction zones.
In doing this, the paths to a point of choice in the temporary construction mode exceed that which is allowed within the BCA. As such, a performance based fire engineered solution was undertaken to confirm the amended (and temporary layout) would still afford egress in the event of fire.
Benefit to client is confidence that the egress route is compliant (important as they may have annual audit/certification during the course of the works).
