Fit-out Level 3 tenancy within an existing office tower.

PROJECT DESCRIPTION

Total was engaged to source a workstation package that was eye catching, smart and cost effective to help secure a long-term tenant for the client within this operational 6 storey office tower.

Additional meeting rooms were created within the space that utilised full height glazing partitions and functional lighting to suit the revised layout. Replacement of ceiling tiles and painting the new plaster partitions completed the fresh modern image which met the client brief.

OVERCOMING CHALLENGES

Most of the works were completed outside of normal working hours to avoid penalty clauses for noise disruptions in this fully tenanted office building. The delivery of materials was coordinated out of hours as the only access to the level 3 tenancy was by passenger lifts. Bulk deliveries, including the furniture package, were timed for weekend delivery.

INNOVATIONS

Total sourced a number of alternative furniture packages to meet the clients’ budget and approval by the Board. Workshops with the client enabled coordination of design, delivery of the furniture package and programming of the fit-out; reducing the amount of time on site and the overall overheads to deliver the project within two weeks. Hume Properties were delivered a high quality fit-out within a very short space of time, minimal fuss and no complaints from any of the existing tenants. Within 2 weeks of going to market the tenancy was leased to a long-term tenant, meeting the project objective.
