Extension of an existing production facility

PROJECT DESCRIPTION

The Total Special Projects team have been engaged on a Construction Management basis to deliver an extension to Noisette’s Dandenong bakery facility.

We will be constructing a new 200sqm mezzanine area with PIR wall and ceiling paneling which will allow for a new staffroom and male and female change-rooms. The extension will be precast panels with steel portal frame, skillion roof and new roller doors to the front of the building.

The existing production facility will require new sprinklers to be installed throughout, whilst remaining fully operational.

New large fire shutters will be required to compartmentalise the existing factory which is the main delivery area.

OVERCOMING CHALLENGES

Working in a live environment presents a unique set of challenges as the facility has to be accessible 24 hours to move and store products. Noisette produce over 3,000 pastries and cakes on a daily basis for a range of local markets as well as their own 2 cafes.

INNOVATIONS

To assist Noisette, rather than adopt a traditional D&C turn-key package, we determined they would benefit¬† from a ‘smaller builder’ approach, which is where our Special Projects division excel. Delivering the project on a Construction Management basis gives our client clarity.
