Extension of an existing production facility
The Total Special Projects team were engaged on a Construction Management basis to deliver an extension to Noisette’s Dandenong bakery facility.
We constructed a new 200m2 mezzanine area with PIR wall and ceiling panelling which allowed for a new staff room and male and female change-rooms.
The extension, which serves as an interconnector to 2 existing warehouses, is constructed from precast panels with a steel portal frame, skillion roof and roller doors to the front of the building.
The existing production facility required new sprinklers to be installed throughout, which was completed whilst the facility remained fully operational.
New large fire shutters were required to compartmentalise the existing factory and main delivery area.
Working within this live environment presented a unique set of challenges as the facility had to be logistically accessible 24 hours a day/ 7 days a week. Noisette produce over 3,000 pastries and cakes on a daily basis for a range of local markets as well as their own 2 cafés.
To assist Noisette, rather than adopt a traditional D&C turn-key package, we determined they would benefit from a ‘smaller builder’ approach, which is where our Special Projects division excel. Delivering the project on a Construction Management basis gave our client clarity.
