Refurbishment and extension of an existing Residential Aged Care Facility

PROJECT DESCRIPTION

Total Construction were awarded the contract for the extension and refurbishment of an existing Residential Aged Care Facility (RACF) and Dementia Unit (DSU) at Baptist Care’s Niola Centre via an ECI (Early Contractor Involvement) agreement.

As the facility was still operational, the project was undertaken in three stages. Stage 1 is 50% of the RACF handed over in October 2016, the balance of the RACF in May 2017, with fire compliance works upgrades in the DSU completed by February 2017.

The construction involved the staged demolition, careful excavation, installation of concrete slabs on ground and elevated suspended slab extension. Once these were installed the building frame comprised of timber and steel construction for both walls and roof and wall cladding was installed and finally the internal services and fit out.

Naturally, whilst working in a live environment we dealt with operational issues on a daily basis whilst construction occurred and the balance of the facility was operating. Close communication and liaison with the facility and its manager was essential in providing early warning on disruptive issues. The fluctuating seasonal weather had an impact on the scheduling of works.
