Fit out of an existing warehouse to create 2 levels of storage, offices and external storage

PROJECT DESCRIPTION

Total was engaged to deliver the fit out of a warehouse on the site of an existing Storage King facility. The scope of works also included for a new office area and external storage units.

To expedite program and minimise disruption, the work was split into 3 portions:

• The alteration of existing external car park for new standalone ‘ranch style’ storage units
• The strip out of existing office space for new office/ display area with storage units on the first floor
• Construction of a new mezzanine floor with passenger & goods lift and a complete two-level storage fit out within the existing portal frame.

Although completed 5 weeks ahead of program, handover was delayed due to Authority issues. Through collaboration and the solid working relationship between the design team, building surveyor and sub-contractor, these issues were resolved swiftly during the contract program.

OVERCOMING CHALLENGES

Delivered during stringent lockdown restrictions, we maintained program and critical trade management via segregated work zones. Our team adhered to a robust COVID-19 Safe Management Plan, daily temperature testing and the provision of hygiene stations at all access and egress points.

INNOVATIONS

We replaced the documented boundary block wall with Speed Panel which provided the fire rating required but eliminated the need to construct a footing along the boundary.
