Construction of 3 New Self Storage Buildings
Total Construction has been awarded the contract for the Design and Construction of 3 new self-storage buildings to complement the existing facility at Springvale.
The scope comprises the demolition of an existing building and concrete pavements to make way for a new 2 level building to the south and 2 single storey buildings to the eastern boundary of the site to create approximately 220 additional self-storage units of varying sizes. We have designed the buildings in accordance with BCA Class 3 to mitigate the need for fire sprinklers. Building 2 will be protected with FHR’s, hydrants and minimal smoke detection. Buildings 3 and 4 will only require minimal protection with fire extinguishers.
The buildings will be erected on concrete ground slabs with footings and piles and complements the shape of the site whilst enabling vehicle access to all points of the building.
The ‘shell’ is to be constructed using a combination of structural and light steel framing. The mezzanine floor in the main Building 2 is to be constructed of light steel framing only. The internal fire wall in Building 2 and the boundary walls in Buildings 3 and 4 are to be constructed with either core filled blockwork or with a ‘Speed Wall’ prefab system. The remaining external walls and roof to be sheeted with metal cladding. A people/ goods hoist will be installed into Building 2 to service the mezzanine level.
Through the tender phase, we paid particular attention to the site boundaries and existing contaminated ground conditions.
