Design and Construction of a
3-Storey affordable homes development and refurbishment of a heritage listed building and associated works

PROJECT DESCRIPTION

The St. Kilda Apartments project has seen the transformation of three existing buildings into 50 architect-designed, secure and affordable homes for vulnerable mothers and babies.

Following the rehousing of residents in November 2019 the 1950s motel building and the previous extensions to the heritage listed Bundalohn Mansion were demolished preparing the site for its redevelopment. The new apartment building is primarily a prefabricated construction (wall frames and roof trusses), allowing for improved environmental friendliness and enhanced accuracy and consistency in quality. The apartments benefit from thermally broken windows which provide heating and cooling efficiencies as well as acoustic protection.

Bundalohn Mansion, an existing boarding house comprising a mix of apartments and shared services, was sympathetically refurbished, creating a further 10 self contained apartments.

New timber windows have been installed which echo the original design intent. Existing windows will be removed and replaced at a later date by the client.

OVERCOMING CHALLENGES

Shortly after construction commenced in March 2020 , the impacts of COVID-19 were felt with stringent lockdown restrictions enforced. The project was granted a critical works exemption but was still affected with the capping numbers of workers allowed on site and material supply.

We catered for over $1M of pre-construction value management options and design changes to meet the clients budget.
