Conversion of an existing building into a KSS facility.

PROJECT DESCRIPTION

Total Construction was awarded the contract for the conversion of the old Cabrini Linen Service site located on the corner of Cato Street and Auburn Road in Hawthorn, into a new Kennards Self Storage facility.

The site spans two titles with a footprint of 5,500m². It is home to more than 640 storage units and temperature-controlled wine cellaring. The storage units have been built in a wide range of sizes and shapes to suit the different needs of clients.

OVERCOMING CHALLENGES

Careful planning was required to overcome the technical challenges of building two new floors at 2,000m² each over the existing ground floor slab. Initial works included internal demolition, making-safe of existing services, extensive surveying, and piling work to support the new structure.

INNOVATIONS

The construction of the two new floors is of concrete and structural steel with a large span roof incorporating a drainage system to deal with large volumes of rainwater. The building is fitted with PTI access control systems, CCTV cameras and alarm systems to ensure security.

A vertical hoist and two large new lifts were included in the scope so a range of materials could be moved from the ground floor up and through the two new levels. The floor is a mixture of sealed concrete, epoxy and carpet allowing the trafficability of Kennard’s special trolleys and is durable enough to withstand continual traffic.

The building was finished off in Kennards trademark orange and blue so it acts as superb advertising for Kennards, overlooking the Monash Freeway.
